If tracts sell seperately:? Pipeline/well use agreement will be put in place for Tract 5.? Well that provides water for the pipeline in? Tract 5 is located in Section 30?which lays in Tract 4.? Also, 2.25 miles of new 4 wire fence will be constructed to seperate Tract 5 from Tract 4.? Also, 1 mile of new fence would be constructed to seperate Tract 3 from Tract 4.? If ranch sells in its? entirety, a $28,000 fencing credit will be issued to the buyer and no fence will be repaired/built.

Tract 5 will sell absolute.? Tracts 1-4 will have a base bid of $250/acre.

2010 Taxes on Entire Ranch:? $5,627????????? ? Taxes will be paid up to day of closing.

All water rights and State/BLM leases will transfer with the property.

10% earnest money must be paid day of sale.? Transaction must be closed on or before November 7th, 2011.
